You don't need everything figured out before you speak with Liem. That's what the first conversation is for.
First home buyers
Can I really buy with a 5% deposit?
Many eligible buyers can, using the Australian Government 5% Deposit Scheme, without paying Lenders Mortgage Insurance. Eligibility criteria and property price caps apply. Liem walks you through what's possible for you, including if you're casual, self-employed or getting family support.

Is my loan still competitive?
A loan that suited you when you took it out may not be the right one today. Liem reviews your rate, repayments and features, then compares alternatives, including the costs of switching such as discharge fees and any fixed rate break costs.
Potentially reduce your repayments
Access equity for renovations or investing
Roll other debts into one repayment
Investment loans
Using equity, buying a second or third property, or investing while self-employed. Lenders assess investors differently, and structure matters for your next purchase too.
SMSF lending
Borrowing capacity, deposit and lender requirements for buying property through an SMSF. Lending help only, not financial, tax or legal advice.
Construction loans
Finance options for building your new home, explained clearly before you commit to anything.
Commercial finance
Commercial property and business lending, shaped around what your business needs.

Know someone who needs a home loan?
Refer them to Liem and receive a $1,000 gift card reward for settled home loans of $500,000 and above, or $500 for loans under $500,000.
Valid for home loans settled on or before 31 December 2026. One reward per person referred, issued within 30 days of settlement. All loans are subject to lender approval. The program may change or be withdrawn at any time.
Most clients pay no broker fee. Liem is paid a commission by the lender after an eligible loan settles. Lenders may still charge their own costs, such as application or valuation fees, and these are worth checking when you compare options.
How much can I borrow?
It depends on your income, living expenses, existing debts, deposit and each lender's policy, which is why the answer can change between lenders. Answer the questions at the top of this page and Liem can give you a clearer estimate for your situation.
Will enquiring affect my credit score?
No. Sending this form or having a first conversation with Liem doesn't involve a credit check. A credit check would only happen later, with your consent, if you choose to go ahead with an application.
How does the 5% Deposit Scheme work?
The buyer provides the 5% deposit and the Australian Government guarantees up to 15% of the property value to the lender, so you avoid Lenders Mortgage Insurance. The government doesn't contribute cash or take ownership of the property. You still need to cover costs such as stamp duty (unless exempt), legal fees and inspections. Eligibility criteria and property price caps apply.
I'm casual or self-employed. Can you still help?
Yes. Lenders treat these situations differently, as they do family support and low deposits. Liem can help you work out which lender requirements apply to you.
How long does refinancing take, and what does it cost?
Refinancing can take anywhere from 2 to 6 weeks, depending on your situation and the lender. It can involve discharge, application and valuation fees, and breaking a fixed rate loan early can bring break costs. Liem helps you weigh these against any savings before you decide.
Do I have to live in Delahey?
No. Liem is based in Delahey, close to Taylors Hill, Hillside, Sydenham, Keilor Downs, Kings Park and Caroline Springs, and helps clients across Melbourne and Australia.
